The area is renowned for its excellent schooling with Stonar School within 4 miles. Prior Park, King Edwards, Monkton Combe, Kingswood and The Royal High School all in Bath. Further afield are Millfield, Marlborough College and Dauntsey’s School in West Lavington. There are also a number of well-regarded state schools in the area.

Road and rail links from Ham Tree House are excellent. Bradford-on-Avon train station is less than 3 miles away; with high speed links to London Paddington and London Waterloo. Access to the M4 is via Junction 17 (approx. 15.1 miles), providing fast links to London and Heathrow.
